The revival of the property sector opens wide opportunities for people in various sectors. This was explained in detail in the discussion on the Property Industry's Contribution to the Indonesian Economy on 10 April 2023.<\/p>\n
\"The property industry is one of the leading sectors that drives the Indonesian economy. Investment realization in the property industry was also ranked the 4th largest, contributing Rp. 109.4 trillion. However, there is a housing backlog in Indonesia of 12.71 million in 2021,\" said Airlangga Hartarto, Indonesia's Coordinating Minister for the Economy.<\/p>\n
Minister Airlangga said that it is important to collaborate and innovate with stakeholders, so that Indonesia can optimally overcome the challenges that are currently being faced.<\/p>\n
In line with Minister Airlangga, Arsjad Rasjid, Chairman of the Indonesian Chamber of Commerce and Industry (Kadin) stated that the property sector is a strategic component of Indonesia's economic growth.<\/p>\n
\"The contribution of the property sector to Indonesia's GDP is 14-16% annually, which is followed by spillover effects on 183 other sectors in terms of output, income, and other impacts on development. The property sector also plays an important role in job creation, which employs around 13.8 million people or around 10.2% of Indonesia's total workforce,\" said Arsjad.<\/p>\n
Kadin Indonesia sees a lot of opportunities that can be explored by property sector developers in Indonesia.<\/p>\n
\u201cWith the increasing population, the demand for affordable housing is increasing, especially in urban areas. Here property developers can take advantage of existing market opportunities. Then, property developers can also take advantage of the trend of smart and green cities to help present modern, livable and sustainable housing for the community,\" said Arsjad.<\/p>\n
Not only residential houses, Arsjad also said that property developers have a great opportunity to develop high-quality hotels and resorts in Indonesia's priority tourism destinations. This also supports the growth of Indonesia's tourism industry.<\/p>\n
Budiarsa Sastrawinata, Head of BPKPT Kadin Indonesia explained that the definition of the property industry has a broader scope, namely residential, commercial and superblock areas (including apartments, condominiums, shopping centers and offices), transit-oriented development areas or transit-oriented development\/TOD (including airport cities and harbor cities), industrial areas, special economic zones, and tourism areas (including resorts, hotels, ecotourism).<\/p>\n
\"All of these intersect and thank you to LPEM FEB UI for trying to sort out these slices so that they can form a complete contribution from the property industry,\" said Budiarsa.<\/p>\n
Property Contribution to Central and Regional Income<\/strong><\/p>\n According to Budiarsa, the property industry has long played a major role in driving the regional economy, including through the provision of public facilities and infrastructure, utility and sanitation networks in residential areas and settlements in various regions. More than 40% of the development area must be handed over to the regional government as Infrastructure, Facilities and Utilities (PSU), namely roads, drainage channels, public open spaces, parks, schools, health facilities, clean water pipelines, telecommunication networks, electricity, fire extinguishers fires, land for religious facilities, land for electric substations, land for cemeteries, bridges, and others.<\/p>\n The property sector and its multiplier effect during the 2018-2022 period generated central tax revenue of around IDR 185 trillion per year or the equivalent of 9.26% of total central government tax revenue. For local governments, the property sector and its multiplier effect contribute to creating Regional Original Income (PAD) for local governments of around Rp. 92 trillion per year or equivalent to 31.86% of the total PAD revenues of the provincial and district\/city governments.<\/p>\n \"Given this relatively high number, we hope that both the central and regional governments can empower the property industry to become one of the leading industries with an increasingly conducive supply chain network ecosystem, by breaking down overlapping regulations between the center and the regions, as well as providing effective incentives. to make the property industry more empowered,\" said Budiarsa.<\/p>\n The Right Policy Can Recover Faster<\/strong><\/p>\n In the midst of the COVID-19 pandemic, this sector was able to maintain its total direct contribution to the national GDP at above 12%.<\/p>\n \u201cThe property sector is one of the backbones of the economy in facing the pressure of crisis risk.
